From 1 May 2026 your rights as a renter are changing! These are different depending on the type of accommodation you’re in and the type of tenancy you’re on, it’s important you understand how these new rights affect you.

Summary of changes
The Renters’ Rights Act 2025 sets out significant changes to private renting. It is important you understand what these changes mean and how they affect you as a renter and student. Most of the changes will come into force on 1 May 2026.
Key changes for students privately renting include:
- Ending of fixed term tenancies (all tenancies will be periodic and can be ended if the tenant gives 2-months’ notice)
- Ending of ‘no-fault’ evictions
- Rent can only be increased once a year with 2 months’ notice
- Landlords can only ask for a maximum of 1 month’s rent up front
Your landlord must share a government-provided ‘information sheet’ with you on your updated rights by 31 May 2026. Please note if you live in purpose-built student accommodation, most of the changes will not apply to you.
